The shift comes as interest rates remain elevated and fewer foreign buyers enter the market after last year’s peak, leaving more units competing for the same local purchasers who now expect concessions before signing contracts.
Properties listed along Avenida Presidente Masaryk in Polanco took 64 days to sell in June, while apartments near Parque México in Condesa averaged 52 days, both figures higher than the same streets recorded in mid-2025.
Neighborhood price adjustments
In Santa Fe, developers along Avenida Vasco de Quiroga lowered prices on three new towers by an average of MXN 1,850 per square meter last month after units sat unsold past the 70-day mark. Roma Norte listings on Calle de Durango saw similar cuts, with owners accepting offers 9 percent below the original ask to close before the August rainy season.
City-wide resale data released 8 July by the Mexico City Real Estate Chamber showed the median price per square meter holding at MXN 55,000, yet the share of transactions completed below the original asking price rose to 64 percent from 47 percent a year earlier.
What buyers should watch
Prospective purchasers checking Doctores and Juárez listings should compare days-on-market figures posted on the Infonavit portal before making offers, as units that exceed 45 days frequently accept further reductions of MXN 300,000 or more. Agents at local firms recommend requesting recent comparable sales on the same block rather than relying on the posted price.
Market observers expect the current pattern to continue through September unless mortgage rates ease before the end of the third quarter.
